Network Real Estate Specialist / Developer - II 51184/ CA

o Contractor will perform most tasks that Real estate specialists perform today.
o Will be required to work in multiple systems – FUZE forecasting must be very accurate for milestone tasks. Manage project reports.
o Manage project budgets, maintain OCNR and Vendor Due Dates, Receiving and Invoicing
o Participate in deployment calls with vendors, third parties and project team
o Will be responsible for driving project completion and site acquisition, SD PM, legal, and A&E vendor performance, ensuring project trackers are updated, conforming to all VZW leasing, zoning/permitting, environmental, and regulatory compliance policies. Insure that all parties are aware of project status, must document notes and actions. Conduct deployment calls.
o Must work with a sense of urgency to meet POR objectives for high visibility projects.
o Initial Stage - Responsible to insure proper Scope of Work for Real Estate Mods projects. Work with RF, SD Vendor and 3rd parties to establish budget and confirm “Go forward” approvals. Make sure projects are initiated correctly in all tools, per policy – including CPS103. Manage PO requirements and receiving, insuring proper documentation and policies are always maintained.
o Middle stage – Manage leasing and negotiations, obtain approvals, get sufficient detail for projects (Drawings and Documentations) Trigger peer department activities early in the process, such as Transport Ordering, start Regulatory review. Manage vendor tasks.
o Final Stage – Must insure that all compliance requirements are met. Performance will be measured by REC/NTPs issued. NTPs are issued when leasing, zoning, Regulatory, BP and third party NTPs are complete. Document further actions/requirements post NTP.
o VZW laptop will be issued with access to VZW internal systems.
