Job Description:
• Complies with all Safety and Health Regulations. Complies applicable codes, regulations, governmental agency, and Company directives related to building operations and work safety.
• Inspects building systems including fire alarms, HVAC BAS, and plumbing to ensure operation of equipment is within design capabilities and achieves environmental conditions prescribed by client.
• Run all water pump monthly inspections and updates electronic inspection log and annually replaces gauge for accuracy.
• Oversees and inspects the work performed by outside contractors. Contracted work includes landscaping, remodeling, HVAC, plumbers, and cleaning.
• Performs assigned repairs, preventative maintenance, and responds to emergency calls for maintenance and repairs.
• Completes maintenance and repair records as required.
• Reviews assigned work orders.
• Estimates time and materials needed to complete repair.
• Orders necessary materials and supplies to complete all tasks.
• Maintains an energy management program to ensure measures are taken to operate all systems in the most efficient manner to keep operating costs at a minimum.
• Maintains the building lighting system, including element and ballast repairs or replacements.
• Performs welding, carpentry, furniture assembly and locksmith tasks as needed.
• Responds quickly to emergency situations, summoning additional assistance as needed.
• Provide technical expertise and competence in areas of painting, general maintenance, repairs of mechanical equipment in front of the house areas, back of the house areas including kitchen, electrical, mechanical, and HVAC systems. Diagnoses and troubleshoots issues.
• Performs routine building maintenance duties, including painting, minor electrical repairs, plumbing, carpentry, and heating and ventilation systems maintenance
• Clean interior of the building, as well as machinery and equipment, and exterior of the building
• Complete administrative duties, such as filling out forms and reporting maintenance statuses to supervisor
• Keep inventory of maintenance and cleaning supplies and equipment, and report needs to supervisor
• May be required to perform unscheduled emergency maintenance tasks, quickly responding to the emergency during and after scheduled work hours
• Manage the Department Facilities Maintenance System
• Accurately records and reports daily work duties in a clear and complete manner, including the submission of work orders completed at the end of every shift
• Work with and maintain relationships with the client Team, contracted vendors
• May be required to use a variety of hand and power tools
• Duties will include inspection of air conditioning equipment, furnace systems, plumbing fixtures, electrical fixtures, regular wear and tear, windows, doors, locks, and smoke detectors
• RfQ's, report of advances, suppliers monitoring, supervision, and evaluation
• Projects documentation
• Complete all regulatory training prior to conducting work
• May be required to attend some offsite technical training for development of job skills
• Requires that all work be in a safe manner within all local and corporate safety procedures and practices
• Review industry standard building operations, preventive maintenance, training, energy management and equipment status on a frequent basis
• Maintain all equipment as required per the Preventive Maintenance Program
• Observes the effectiveness of the functions executed and continuously improve operations
• Clean and repair building fixtures including lights, locks, windows, doors, screens, walls, floors
• Maintain complete knowledge of all departmental operations
• Monitor the utilization of the work-order management system to ensure property and grounds are maintained to the highest standards
• Maintain and repair electrical and electronic controls on sophisticated systems such as HVAC Equipment, variable speed controllers, lighting, process systems
• May be required to use a variety of hand and power tools

Qualifications:
• 2+ years of experience
• Must be capable of composing and comprehending basic correspondence with customers, coworkers, and managers
• Knowledge of HVAC, plumbing, electrical, carpentry, and mechanical systems (including relevant equipment and tools) is a plus
• Ability to stand or walk for extended periods of time; ability to bend, kneel, stoop, and lift or move heavy equipment
• Ability to read and interpret safety rules, operating and maintenance instructions, and other manuals and documents
• Ability to work in a team and follow instructions from all supervisors
• Must be able to articulate clearly verbally and written in emails
• Be familiar with and knowledge to operate electrical test equipment such as volt/ohm meter, amp probe, power analyzer, Insulation testers, be able to follow test procedures and document results
• Requires understanding of various maintenance fundamentals sufficient to deal with service and repairs
• Computer skills needed for record keeping, communication and billing
• Knowledge of Microsoft Suite Software Suite such as Word, Excel, PowerPoint, and Teams.
Education: High school diploma or GED
